Always wait for the official announcement. :-)
Many times people have jumped the gun and tried to say it's up/ready (even me) but until it has been officially announced, it's not out. With 9.0 the ISO images were up and ready to go but they found a problem and had to re-roll them.
And now with 9.1 they're doing quite a bit of extra auditing because of that breach, so I would expect a bit of lag time before things are given the official blessing.
They used to have a big problem with Slashdot jumping the gun, they got yelled at a couple times for announcing it was ready when it wasn't quite there - the ISO was up but hadn't sync'd to the mirrors, so the early announcement just caused extra load on the main servers when it could have been spread out.

FreeBSD 9.1-RELEASE .iso images were made available for download on the servers today, though no official release announcement has been made as of yet.
I'm compiling ports on my new build now. :)
