YouTube and GooglePlay Store issues

Hello All,
I was having some issues with an old pfsense box so I built a new one with the latest 2.3.1 version. Everything is working perfectly except for a few things that I noticed (was hoping the new PfSense box would fix the issues but it didn't).
Issues 1: YouTube loads just fine but when clicking on a video (no matter what the resolution) it takes roughly 1+ minute to load the video. Once the video is loaded and playing, it plays just fine. Doesn't matter what Youtube video I click on, it takes 1+ minute to load. If I got to LiveLeaks for example or any other site with streaming, the videos load really quick (under 5 seconds). This happens if I have squid + SquidGuard enabled or disabled, doesn't change a thing with loading videos in YouTube.
Issue 2: GooglePlay Store apps are not downloading. GooglePlay Store loads just fine but cannot download or update apps. Just sits at downloading and nothing happens.
If I bypass Pfsense and connect directly to the internet, everything works great, no problems with YouTube videos loading and no problems with download/updating apps. I've even tried a Cisco router with perfect results.
Plug back into the Pfsense box and once again, YouTube videos not loading and Google apps not downloading.
I have a very basic setup with all features set as default. This is a brand new installation. Again, I have tried it before installing any packages, tried it after installing packages, and tried it after disabling packages services….all same results.
Any tips or help would be greatly appreciated. I am totally lost as what could be causing this. I'm sure I am lacking some needed information here, but if so, let me know and I would be glad to provide whatever is needed for some help.

Are your DNS settings correct? This can cause weird delays with certain clients as they fall back to the root servers.
Are you using any ipv6?

I also thought the problem is DNS related, however, I believe all my settings are correct. I had DNS Resolver enabled (with default settings) but I ended up disabling it. Also tried DNS forwarder but that didn't change anything so I also disabled it. Currently I have both DNS Resolver and DNS forwarder disabled. Under General Setup, I have my ISP's DNS servers in the DNS Server Settings (DNS 1 and DNS 2). I have contacted my ISP provider and they have confirmed the DNS servers. I also tried using the 8.8.8.8 Google DNS under DNS 1 but did not fix my issue. Videos still load very slow and apps do not download.
No, I am not using ipv6, it is disabled. Only using ipv4.

remove squid & squidguard / then reset to factory defaults. see if this happens then

I've disabled squid (thinking to remove it), set to use only ipv4.
some time Instagram runs very fast but google play wont download, other time it wont allow instagram and google play.
i felt like it only allows one application run very well.
is this traffic issue? i do have 1000 ish host running about 250 at any instance
but the machine has dual 12 core e5 xeon with 16gig ecc ram that only runs pfsense.
bw is 100mbps up and down.
I'm pulling my hair over this and thinking to go back to microtik
any help would be appreciated -
update : i manage to narrow down the problem to the gateway not loading properly, i'm using multi wan, every time i switched away from the the grouped gateway, the play store download work. it almost like the rule did not load properly.. any one has any idea on what's going on here ?
