So I downloaded 2.4.5 right from pfsense website and when I try and mount the iso with etcher or rufus it says " this is not a bootable image ".
When I downloaded the developer edition I have no problem mounting it and booting it in my new system.
Is this a know issue and is there a work around.

Did you extract the ISO image from the gzip archive you would likely have downloaded? I ask because other folks in the past have made that error. What you download from the pfSense site is a gzip archive with the actual ISO image inside the archive.

You can extract it with any of several programs (for instance WinRAR and a few others on Windows, and tar on Linux).

Yes I extracted it with 7zip, I have never encountered this error before it is almost as if the ISO its self is bad. When I do the exact same steps with 2.5.0 I do not have any issues and etcher writes it to usb and it boots. Please download and try this for your self maybe I am missing something.

You can verify the image using the checksum published for the gzip image. The checksum is for the zipped archive, so you will need to run the SHA256 sum against the compressed image you downloaded. The official checksum is a clickable link just underneath the big blue Download button on the pfSense Community Edition download page.

The posted checksum is for the compressed gzip archive. So your "before extraction" value is what you would check to validate the download was not corrupted on your end. After you extract the ISO (or USB memstick image) the checksum will be different and not valid for "validating" the downloaded ISO.

The image will be a FreeBSD-11.3-STABLE operating system. The 2.5.0 DEVEL snapshots are FreeBSD-12.1-STABLE. Don't know if that might matter to whatever device you are trying to "mount" the image on.

The preferred method these days is to create a USB image using the "memstick" download option. Of course a conventional ISO should work fine once burned to a CD using the proper tool. Not really sure what your issue could be. Lots of folks have used the installers for pfSense Community Edition recently. I assume you are following the instructions as posted here: https://docs.netgate.com/reference/create-flash-media.html#Rufus?
