Connecting PON Modem to PFSense has very high latency

I need once more the magnificent power from pfsense guru. I recently changed ISP. The device also changed from regular cable modem to FO PON modem. In the old days everything went well with the following setup
Cable modem » wan port of pfsense - lan port pfsense » switch » devices
With the new isp, they uses ZTE 660 PON Modem for FO. The modem itself has 4 ports switch with port 1 and 4 for internet, port 2 and 3 for tv.
Thus here is my setting now
PON modem port 1 » wan port of pfsense - lan port pfsense » switch » devicesBoth old and new isp uses ip4 dhcp to give me ip address but with the new isp my latency goes very high and many connections dropped even as simple as opening a single website.
When using phone apps like whatsapp it works ok as long as we only send text. For picture, it will need more time to load. I ran multiple tests and all showing high latency and jitters. I tried speedtest.net but the app and the site refuae to perform due to high latency. Ping ing certain sites like yahoo brings about 200ms more. It used to be less than 50ms.
Can anyone help me where I did wrong? My suspicion is that the isp pool for my home is overcrowded, but I got nothing to proof and I am faced with only 20% of uptime.
I use the latest pfsense 2.4.4 p3 version.

directly conect a pc on port 1 of your pon modem a do a test, more likely is a ISP problem
