      Hi,
      I have a ipv4 /28, with .1 on ISP router and .2 on pfsense.

      Internally I got a 192.168.10/24. on 192.168.10.51, I have a mail server… I recieve all the smtp traffic
      through VIP .3.

      My problem is that I can't get pfsense to send smtp traffic through the VIP .3 address... It always goes through VIP .2.

      I have tried to NAT LAN_IF any source with destination *:25 to VIP .3 but it doesn't seem to work...

      Any help with this would be greatly appriciated.

        Sounds like the port forward method. So, I also take it you are using manual outbound nat. Could you post your rules? Basically it should ready something like:
        Interface: WAN
        Souce: 192.168.10.51/32
        SPort: any 
        Destination: any
        DPort: 25
        NAT Address: .3 VIP
        NAT Port:Blank
        Static Port: unchecked
